We look forward to welcoming you to our Bed & Breakfast. Our goal is to provide a peaceful, comfortable, and relaxing stay for all guests. These Terms & Conditions help ensure an enjoyable experience for everyone and we kindly ask all guests to review them before booking.
Reservations & Guest Responsibilities
Your reservation grants a temporary licence to occupy your assigned guest room and designated shared areas during your stay.
As this is an owner-occupied home, the owners will remain on the property throughout your stay.
Only registered guests included in the booking confirmation may access or use the property and facilities unless otherwise agreed in advance.
We ask all guests to respect the comfort, privacy, and enjoyment of fellow guests, neighbours, and the owners. We reserve the right to end a stay immediately, without refund, if guests cause excessive disturbance, damage, unsafe conditions, or breach these Terms & Conditions.
Check-In & Check-Out
Check-In: 4:00 p.m. – 8:00 p.m.
Early or late arrivals may be available by prior arrangement only.
Check-Out: By 11.00 a.m. on the day of departure.
Late departures may result in additional charges.
Payment and Cancellation Policy
50% payment of room upon booking will secure your reservation. Final payment to be made 72 hours before check-in.
Full refund for cancellations made more than 72 hours before check-in.
50% refund for cancellations made 24 hours before check-in
No refunds for cancellations made 24 hours or less before check-in or no-shows for any reason.
Refunds will be processed using the original payment method where possible.
Wi-Fi Usage
Complimentary Wi-Fi is available for guest use. Guests agree to use the service responsibly, legally, and in a manner that does not interfere with the experience of others.
We reserve the right to suspend access in cases of misuse or illegal activity.
Damages & Additional Cleaning
The lead guest is responsible for any loss, damage, or additional cleaning required as a result of the actions of any member of the booking party.
This includes damage to furniture, fixtures, linens, décor, or the property itself, as well as excessive cleaning requirements beyond normal use.
Accidental damage should be reported promptly so that repairs can be arranged quickly.
We will take a $200 deposit upon arrival and any repair, replacement, or additional cleaning costs will be taken from this if necessary.
No Smoking Policy
Our Bed & Breakfast is a strictly non-smoking and non-vaping property.
Smoking or vaping inside the house is not permitted and may result in additional cleaning or deodorizing charges.
Pets
We are unable to accommodate guest pets.
Please note that our home is shared with a friendly resident St. Bernard.
Right to Refuse Service
We reserve the right to refuse service or cancel a booking where permitted by law, including where guests:
breach these Terms & Conditions,
cause damage or disturbance,
behave illegally or inappropriately, or
present a safety or security concern.
Acceptance of Terms
By making a reservation and staying at our Bed & Breakfast, guests confirm that they have read, understood, and agreed to these Terms & Conditions.
